Perfectly blend of modern luxury and rustic mountain charm. 4 bedrooms with 2 being their own primary suites. Large open concept living space. Just a 3 min drive or .4 mile walk to Snow Summit! Can’t get much more central than Summit Ridge! Bedroom 1(Primary, lower level)- King bed, floating nightstands, smart tv, two swivel armchairs, wood burning fireplace. Access to primary bathroom 1. Bedroom 2(Primary, lower level)- King bed, side tables, bench, closet, 2 armchairs, dresser, and smart tv. Exterior access door and access to primary bathroom 2. Bedroom 3 (upstairs)- Queen bed, full over twin bunk bed, with full trundle, nightstands, bench, dresser, smart tv, closet. Bedroom 4(upstairs)- Twin/twin bunkbed, Smart tv, large beanbag, and closet. We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide 1 hand towel and 2 wash-cloths per bathroom. 13 bath & 13 spa towels are provided. (Not for lake use, please bring extra for lake.) A minimum of 2 rolls of toilet paper is provided per bathroom. More may be left depending on number of guests and duration of stay. If you use large amounts of toilet paper, please bring extra. Bathroom 1(Primary 1 lower level)- Single vanity, tiled shower, and full-sized laundry. Bathroom 2 (Primary 2 lower level)- Single vanity, tiled shower. Bathroom 3(upper level)- Single vanity, tiled shower. Kitchen(upper level)- Open floorplan with visibility into dining and living area. Full-sized fridge, gas stove, gas 4 burner stovetop, dishwasher, toaster, and microwave, to help you create wonderful meals. If you prefer take-out no worries! Regardless of your dining preferences, we stock most all utensils, dishware, cookware, and bakeware needed. Bar/island seating for 3. Eat at the kitchen table for 2. A starter pack of paper towels and trash bags are provided. Along with dish soap, k-cups, and sugar. Coffee set up- Keurig Dining room (upper level)- In view of kitchen & dining area. Seats 8. Sliding door to the outside patio. Living room (upper level) – Sectional couch, hanging chair, two pouf seats, smart tv, coffee table, ceiling fan, and wood burning fireplace. Fireplace:Located in the living room and in Primary Bedroom 1. Wood-burning only. Firewood can be purchased and delivered directly to the home with 24-hour advance notice via the TouchStay app, or picked up at many locations around town. If there's wood left behind from a previous guest, feel free to use it! Our team is happy to help with any questions, so don't hesitate to reach out. Laundry area- Located in Primary bath 1 downstairs. Laundry pods are provided. Backyard/Property: Your own slice of the mountains awaits right outside the door! The property backs up directly to the national forest, making it incredibly easy to step outside and hit the trails. The yard is beautifully mountain-scaped, and we maintain it regularly by clearing pine needles and removing weeds twice a year. As a natural mountain setting, you can expect to find the charm that comes with it: pine needles, leaves, twigs, and tree sap are all part of the authentic outdoor experience. Come ready to enjoy nature at its finest! The yard is also home to your very own frisbee golf course and a basketball/pickleball court, perfect for keeping the whole group entertained. Deck/Patio: The wraparound deck is your outdoor living room, spanning half the home and packed with everything you need to relax and entertain. Fire up the propane grill for a mountain BBQ, gather around the dining table for four, and unwind in the spa after a day of adventure. We keep a fresh propane tank stocked and replace it weekly. On the rare occasion it runs low mid-stay, a quick tank swap is available at nearby CVS, Walgreens, or Vons. Just send us the receipt and we'll reimburse you right away. Prefer not to deal with it? No problem, we're happy to bring one out! Brand-new hot sauna and grilling station to make this space even more spectacular. Hot tub: Soak your cares away in the private 4-person spa, nestled on the back deck and surrounded by gorgeous mature trees, truly a peaceful retreat! The spa is freshened up and maintained after every guest stay so it's always ready for you. For longer visits, we schedule a mid-stay service to keep everything in top shape. A heads-up: as a rental spa, chemical levels are kept a touch higher than a private home spa to ensure cleanliness for all guests. Spa hours are 7am–10pm in keeping with city guidelines for rentals. We provide 13 spa towels for your soaking pleasure. Please reserve these for spa use rather than lake adventures Outdoor wood fires are not permitted due to high-risk fires. Parking- Total parking is for 4 vehicles only. Flat asphalt parking for 2 vehicles near the front door. Additional 2 asphalt parking spots are at the bottom of the property. Chains are required to be carried in vehicle per CHP Oct-April. Heating- Central heating & wood burning fireplace. Air conditioning- Please note that most homes in Big Bear do NOT have air conditioning. This area does have many tall trees, it is insulated well, along with portable fans. It helps keep the home cool, but not cold. Please open windows at night to let the cool night air cool the home. This home allows 2 dogs with non-refundable pet fee. Please do not leave pets unattended at home unless in a kennel/crate. Please note this home does not have any type of fenced area for your pet. You're not missing much! Most of Big Bear is easier to get around with your own vehicle. Ride share options and availability are extremely limited. There is a public transport company, Mountain transit. They offer free shuttles daily. Please refer to their website for schedule and routes. Occupancy (13 guests regardless of age) and car limit (4) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. Please adhere to these limitations. 4x4, AWD, and or chains required to be carried in vehicle in winter months (Oct-Apr) 2 dog max with pet fee. Keypad code- Online check in will be required with identification per our license with City of Big Bear. Code is sent on day of check in once the home is ready or at 4pm, whichever comes first. Animals- We only allow a maximum of two trained dogs with non refundable pet fee. No other types of animals are allowed no exceptions. If bringing a service animal please provide the appropriate information and let us know they will be joining upon booking. Pet fee does not cover damage or extra cleaning required due to negligence. Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic care of the home. This does not cover left trash, excessive messes, cleaning dirty dishes. The home has deeper clean items that happen 2-3x a year. Early check in- No guarantees will be made. We send the code when the home is ready or at 4pm, whichever comes first. Do not show up to the home until given the code. This rushes the cleaners and tends to ensure something is missed. Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time. Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you. Snow Removal- We have a snowplow on call during winter. Please be patient as they are on their own route. Our plows come out after a storm when 4+ inches fall. We do our best to shovel the entry to the home. Decks are not guaranteed to be shoveled. Shovel and a small bucket of salt is provided in the home for your convenience. The home does have 2 cameras on at all times. They are checked periodically to ensure occupancy and car limits are adhered to. The cameras view all access points of the property. No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area for 24 hours. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental. If you are uncomfortable with snow, I highly suggest trip insurance. If all house rules are followed, then no extra charges will occur! Ultimately be respectful.
